By submitting a booking or request, you are deemed to have read and accepted all of these terms and conditions and also the data policy.

Wisteria Gites has a strict No Smoking or Vaping policy in all buildings.
We have a strict NO PETS policy. If you have a registered assistance dog, please email us for advice before placing your booking.
As Wisteria Gites is located in French countryside, there is a "No fires" ruling, which originates from the french fire service.
The price for rental of the Holiday Rental (Gite) is per night, including bed linen and towels.
The Payment Process
Upon placing your booking, you will pay a non refundable deposit of 25% of the total booking cost. The remaining balance is due for payment 30 days before your arrival. If your arrival date is less than 30 days from the booking date, we will charge the remainder to your card in the next day or so and confirm this by email. Otherwise we will send you another email to confirm that this final balance will be charged to your card, just after 30 days from your arrival. We will use the card originally used to place the booking. The remaining balance will include a refundable security deposit of 150 Euros, which will be refunded electronically approximately 7 days after departure, subject to satisfactory inspection of the property in line with our Terms and Conditions. Please note: We do not store your payment card details ourselves. This is handled by a major financial payment processing company called Stripe. Stripe complies with the Payment Card Industry Data Security Standard (PCI-DSS), a set of security standards established by major card brands like Visa, Mastercard, and American Express. This compliance ensures that Stripe maintains a secure environment for handling card data. When you make your deposit payment, you authorise us to take future payments (for example, the final balance). The card details held by Stripe also enable us to quickly electronically refund the security deposit
A refundable security/damages deposit of 150€ will be charged on each booking.
Reservation/Deposit To reserve the gîte, please first check current availability and price. Then read these Terms & Conditions, complete the booking form, and send it to us together with the initial non-refundable deposit (25% of the total rental due) or full payment, if booked within 30 days of arrival.
Following receipt of the booking form and deposit, we will send an e-mail confirmation. This is the formal acceptance of the booking. We accept most credit and debit cards for euro payments, only.
Full payment is due no later than 30 days before the arrival date. If this is not received by this date, we reserve the right to seek an alternative booking, and cancellation charges up to and including the total amount of the deposit will be implemented.
Time of arrival is 16.00-22.00. If you need to arrange a time outside of these hours, please contact us in advance.
Our check-out time is strictly 10.00 on your day of departure, to enable us to prepare for our next guests.
Being an ancient French farmhouse, it has areas largely unsuitable for disability access, although Bedroom 2 and it's en-suite is located on the ground floor.
The gîte is available for self-catering accommodation and no additional guests may be invited and parties cannot be organised without prior written consent.
We cannot be responsible for any failure on your part to make the necessary travel arrangements, nor for delays or cancellations. It is your responsibility to take out any insurance that you may require against such eventualities. We strongly recommended you arrange a fully comprehensive insurance policy (including cancellation cover) and to have full cover for the whole party’s personal injury and belongings, public liability etc., since these will not be covered by the Owners’ insurance. Cancellation charges. More than 30 days before the starting date – initial 25% deposit payment, less than 30 days –100%, unless we can rebook the property, in which case we will refund any payment to the level of the subsequent booking, less the 25% deposit.
If at any time you discover that anything is missing or damaged, please let us know immediately, otherwise we may assume the loss / damage has been caused by yourselves. We understand that accidents can and will happen, so we aim to be as reasonable as we possibly can, so we can repair or replace the item for our next guests. We reserve the right to deduct from the security deposit the cost of any damage to the property or its fittings and equipment, although the Client’s liability is not limited to this amount. We hope not to have to levy any such charge except in exceptional circumstances.
Cleaning: The Client agrees to be a considerate tenant and to take good care of the property and all the facilities. The Client also agrees to leave the property in a clean and tidy condition at the end of the rental period. Otherwise an end of stay cleaning service at a supplementary charge of 50€ may be charged from the security deposit.
The rental period commences at 16:00 on the first day(day of arrival) and ends at 10:00 on the last day (day of departure). The Owner will not be obliged to offer the accommodation before the time stated and the Client will not be entitled to remain in occupation after the time stated. Your co-operation in complying with this is appreciated so that there is sufficient time to prepare the property for the following clients, although we will consider reasonable requests to vary the times, if possible. The accommodation is provided for the person named on the booking form and that person must be an adult over 18 years of age. We must be informed in advance of any alteration. The maximum capacity of the property is 14 people and this must not be exceeded. Only the number of people stated on the booking form may occupy the property, even if the maximum occupancy is not reached by the booking. Absolutely no fires or barbecues except the gas barbecue provided may be used or lit. The Client agrees not to act in any way which would cause a nuisance or disturbance to residents or any neighbouring property or livestock. Should we consider your behaviour to be unacceptable, we reserve the right to ask you to leave the gîte. No refunds will be made. Under no circumstances shall the Owners’ liability to the Client exceed the amount already paid to the Owners under this booking. The rental is inclusive of water, cooking gas and electricity and exclusive use of the outdoor heated swimming pool. Bedding, linen and towels are provided, for use inside the apartment, with a range of pool towels for use around the swimming pool (pool depth is 1.1M in all areas). We can provide a cot, stairgates, if requested prior to arrival, however, we ask clients to bring their own cot linen. You will be responsible for any other washing during the course of your holiday. The Owners operate a strict no smoking and vaping policy inside all buildings of the property for the comfort of other guests. Any Client disregarding this condition will forfeit their security deposit. Smoking is restricted to the garden, but please keep away from the boundary fences when crops or dry grass is present.
The Owners shall not be liable to the Client:-
For any temporary defect or stoppage in the supply of public services to the property, nor in respect of any equipment, plant, machinery, or appliance in the property or garden.
For the loss, damage or injury, which is the result of adverse weather conditions, riot, war, strikes or any other matters beyond the control of the Owners.
For the loss, damage or inconvenience caused to or suffered by the Client if the property shall be destroyed, substantially damaged or rendered uninhabitable before the start of the rental period and in any such event, the Owners shall within seven working days of notification to the Client, refund all sums previously paid in respect of the rental period.
For any loss, injury, death or damage which may be incurred while staying at the property
For the personal safety and security of guests (or their belongings) whilst on our premises and/or using items supplied by us.
It is the Client’s responsibility to ensure that all children are fully supervised, particularly in and around the pool, gardens and stairways. Under no circumstances shall the Owners liability exceed the amount paid by the Client to the Owners for the rental period. This contract shall be governed by French law in every particular, including formation and interpretation and shall be deemed to have been made in France. Any proceedings arising out of or in connection with this contract may be brought in any court of competent jurisdiction in France.
These terms and conditions may be revised at any time without notice.
